How long does AltaHomes take to get my apartment live?
Our onboarding process takes approximately 10 days from contract signing. This includes: smart lock installation, professional photography, deep cleaning, inventory, pricing configuration, and listing publication on Airbnb, Booking.com, Vrbo and our direct booking channel at book.altahomes.es.
Do I need a VUT or AT licence for AltaHomes to manage my property?
Depending on your situation, you can operate under a VUT (Vivienda de Uso Turistico) or AT (Apartamento Turistico) licence. We advise you throughout the entire process of obtaining or regularising your licence in compliance with the current Junta de Andalucia regulations. Even if your property cannot obtain a tourist licence, we have perfectly legal and profitable medium-stay models.
What happens if a guest damages my property?
All guests we manage undergo biometric verification and mandatory police registration. Additionally, platforms like Airbnb offer damage coverage of up to 3 million euros. Our team performs an inspection after every checkout and acts immediately on any incident.
Can I use my apartment personally during certain periods?
Yes. Except under the Renta Garantizada model (which involves a fixed-income lease), under Maximo Rendimiento and Renta Mixta you can block your calendar for personal use with reasonable advance notice. We coordinate the logistics so your home is in perfect condition when you arrive.
Do you manage entire buildings or only individual apartments?
