Local proof

What we already do on the Costa del Sol

We take on homes in Marbella with the same team and the same processes as on the rest of the Costa del Sol. To see how we work, look at our beachfront apartment in Benalmádena or our sea-view studio in Torremolinos.

Demand

What drives demand in Marbella

Marbella is the highest-rate market on the Costa del Sol and the most demanding: guests pay for location and standard, and they punish anything that falls short. Choosing the right model matters more here than anywhere else.

Golf in spring and autumn

Nueva Andalucía and the surrounding courses bring guests when the beach is not the draw. Worked well, those seasons carry the year.

Puerto Banús and the Golden Mile

Marina, nightlife and high-end restaurants: the highest summer rates on the coast, with a very international guest.

The Old Town, all year

Plaza de los Naranjos and the centre also work in winter, with short breaks and long stays.

A guest who expects a lot

Photos, hotel-standard cleaning and fast replies count for more here than anywhere else. In Marbella, the review is everything.

Local knowledge

Marbella, area by area

Not every part of Marbella earns the same, or suits the same model.

Old Town and seafront

Plaza de los Naranjos, white streets and the beach on foot. Quality urban demand all year.

Golden Mile

Between Marbella and Puerto Banús: the top rate segment. Gated complexes with pools and security.

Puerto Banús and Nueva Andalucía

The marina, nightlife and the golf valley. An international profile, medium stays outside summer.

San Pedro de Alcántara

A local feel, a renewed seafront promenade and more accessible entry prices for owners.

Local rules

Rules for new holiday homes in Marbella

Anywhere in Andalucía, a new holiday home has to be registered as a VUT in the Andalusian Tourism Register. Since Decreto 31/2024 each town hall can cap the number of tourist homes per building, zone or period, and since 3 April 2025 a home in a residential building also needs the express approval of the owners' community, by a 3/5 majority, before it starts operating.

What we found on 21 October 2026: the Málaga Provincial Gazette (BOP) shows no decision by Marbella Town Hall suspending or capping new holiday homes. The full council gave final approval to the new general plan (PGOM) on 18 September 2026 (notice in BOJA no. 197 of 9 October 2026). It takes effect once its planning rules are published in the BOP, and we found no specific rules on holiday homes in them; the town hall will develop the detail in a later urban plan.

In February 2025 the town hall also announced a municipal register of holiday homes and a bylaw to limit shop premises converting to tourist use. These are announcements, not rules in force, so we check your town's rules before we quote, and if your home is already registered, we keep it compliant.

Why AltaHomes

What volume managers can't give you

One direct point of contact

Manuel and Inmaculada, our Director of Operations, manage your home and you have their phone number. We work with you in English or Spanish, and in writing in French and German too. An owner dashboard and a monthly report with income, average nightly rate and occupancy. No rotating account managers.

Two models, plus a mixed formula if your case calls for it

Guaranteed rent or a published 15-25% commission. In Marbella it usually pays to see the numbers for both before you decide.

Care for the asset

Identity checks and the legal guest register, noise sensors (no cameras, no audio recording), preventive maintenance and hotel-standard cleaning, with an inspection after every check-out.

Frequently asked questions

Which holiday rental management company works in Marbella?

AltaHomes takes on holiday homes in Marbella (Old Town, Golden Mile, Puerto Banús, Nueva Andalucía and San Pedro) as a boutique manager: a published 15-25% commission or guaranteed rent with a written offer within 48 working hours. We have 850+ reviews across 3 platforms, with a 4.9/5 average.

Do you offer guaranteed rent in Marbella?

Yes. We lease your home, run it as a holiday rental ourselves, pay the utilities and carry the occupancy risk; you receive a fixed rent every month, with no commission. The usual term is 3 to 5 years, adapted to your situation. In Marbella the figure depends a lot on the area (Golden Mile and Puerto Banús versus inland) and on the standard of the apartment. You get it in writing within 48 working hours.

What kind of apartment earns most in Marbella?

Marbella is a high-rate, long-season market: guests pay for location (beachfront, Golden Mile, Puerto Banús), finish and facilities (pool, parking, terrace). A well-presented apartment in a good complex clearly beats the Costa del Sol average nightly rate; an unrenovated one inland does not. We tell you which in the study, without dressing it up.

Do I need a tourist licence to rent out in Marbella?

Yes. Málaga city's moratorium does not apply in Marbella, and as of 21 October 2026 there is no published town-hall decision suspending or capping new holiday homes. With a newly approved general plan and measures announced, we check your town's rules before we quote. Without a licence, the legal alternative is a medium-term let (over 2 months).

I live outside Spain. Can you manage my home remotely?

Yes. We work with you in English or Spanish, and in writing in French and German too. A team on the ground on the Costa del Sol, a monthly report and, if you prefer, guaranteed rent so you receive the same transfer every month wherever you live.

Can I still use the apartment myself?

Yes, under the commission model or a mixed formula: you block the dates you need with reasonable notice and we have the apartment ready when you arrive. Under guaranteed rent we lease the home from you, so personal use is not part of that model.
