Our home in Nerja
Capistrano · Nerja
1 bedroom, sea views, private entrance; Burriana beach 20–25 minutes on foot
Capistrano is a small house with its own entrance and a glazed sea-view sunroom, in one of the quietest parts of Nerja, 20-25 minutes on foot from Burriana beach and the centre. We run it end to end, so we know how guests get to Nerja, what they ask before booking and what they value in their review afterwards.

Nerja does not compete with Málaga as a city; it competes on landscape: a white town by the sea, coves, caves and mountains. People who book here want calm, views and authenticity, and they say so in their reviews.
The Balcón de Europa and the old town
Whitewashed pedestrian streets, restaurants and Nerja's most famous viewpoint. Couples and short breaks concentrate within walking distance of the centre.
Beaches and coves
Burriana, Torrecilla, El Playazo and, to the east, the Maro-Cerro Gordo cliffs. A beach summer with family and international demand.
The Nerja Caves and Frigiliana
The caves and Frigiliana, about 10 minutes away, draw visitors in every season, so Nerja does not depend on summer alone.
Mild winters, long stays
Outside summer come stays of several weeks. A sound minimum-stay calendar and long-stay rates make the difference between an empty winter and a profitable one.
Nerja, area by area
Nerja has no train and the airport is just under an hour away by car. That is why location within the town (walking distance to the centre or the beach, with or without parking) matters even more than on the western Costa del Sol.
Old town and Balcón de Europa
A pedestrian centre with town beaches such as Calahonda and El Salón on foot. The strongest demand from couples; parking is hard, so arrival instructions matter.
Burriana and Capistrano
To the east, Nerja's liveliest beach and hillside estates with sea views. Our home is here.
Torrecilla and El Playazo
To the west, wide beaches and newer buildings, often with a pool and parking. A family profile.
Maro
The small village by the caves and the Maro-Cerro Gordo cliffs. Demand for nature and homes with charm.

Rules for new holiday homes in Nerja
Anywhere in Andalucía, a new holiday home has to be registered as a VUT in the Andalusian Tourism Register. Since Decreto 31/2024 each town hall can cap the number of tourist homes per building, zone or period, and since 3 April 2025 a home in a residential building also needs the express approval of the owners' community, by a 3/5 majority, before it starts operating.
What we found on 21 October 2026: the Málaga Provincial Gazette (BOP) shows no decision by Nerja Town Hall suspending or capping new holiday homes, and the town's list of bylaws contains none on them. The town has started drafting a new general plan (PGOM) and is at the public-input stage before the preliminary draft.
Today the regional rules apply in Nerja, but a new general plan can change them. That is why we check your town's rules before we quote, and if your home is already registered, we keep it compliant.

What volume managers can't give you
Smooth arrivals
With no train and a centre where parking is hard, the arrival weighs heavily in the review. Clear instructions, digital check-in and 24/7 support, as we already do at Capistrano.
Two models, plus a mixed formula if your case calls for it
Guaranteed rent or a published 15-25% commission. We show you the numbers for both on your home before you sign.
Licence and compliance
We keep your VUT registration and the legal guest register in order, and check your town's rules before we quote. See our regulations guide.
Frequently asked questions
Which holiday rental management company works in Nerja?
AltaHomes takes on holiday homes all over Nerja (the old town, Burriana, Capistrano, Torrecilla, El Playazo and Maro) as a boutique manager: a published 15-25% commission or guaranteed rent with a written offer within 48 working hours. In Nerja we already run a sea-view home in Capistrano (VFT/MA/37799). We have 850+ reviews across 3 platforms, with a 4.9/5 average.
Do you offer guaranteed rent in Nerja?
Yes. We lease your home, run it as a holiday rental ourselves, pay the utilities and carry the occupancy risk. You receive a fixed rent every month, with no commission. The usual term is 3 to 5 years, adapted to your situation. In Nerja the figure depends mostly on the views, the walking distance to the centre or the beach, and parking. You get it in writing within 48 working hours.
How do you manage a home in Nerja from Málaga?
With a team on the ground on the Costa del Sol and processes built for distance: digital check-in, coordinated cleaning, an inspection after every check-out and 24/7 guest support. It is what we already do at our Capistrano home.
Do I need a tourist licence to rent out in Nerja?
Yes. Málaga city's moratorium does not apply in Nerja, and as of 21 October 2026 there is no published town-hall decision suspending or capping new holiday homes. The town is preparing a new general plan, so we check your town's rules before we quote. Without a licence, the legal alternative is a medium-term let (over 2 months).
I live outside Spain. Can you manage my home remotely?
Yes, it is one of our usual owner profiles. We work with you in English or Spanish, and in writing in French and German too. Onboarding can be done remotely, you get a monthly report, and with guaranteed rent you receive the same transfer every month without following platforms or seasons.
Can I still use the home myself?
Yes, under the commission model or a mixed formula: you block the dates you need with reasonable notice and we have the home ready when you arrive. Under guaranteed rent we lease the home from you, so personal use is not part of that model.
How much could your Nerja home earn?
A person replies within 24 hours; your written proposal follows within 48 working hours.
