You own a holiday rental in Malaga, you live somewhere else, and your manager has gone quiet. Payouts arrive late, questions sit unanswered for days and you have no clear picture of how the flat is performing. You would switch tomorrow, except for one fear: losing your calendar, your reviews and weeks of income while the handover drags on.
That fear keeps a lot of owners tied to managers who underperform. It is also, in most cases, unfounded. Your listing and reviews can be preserved. Confirmed bookings are honoured. And a well-planned handover does not close your calendar for a single day, even if you never set foot in Spain during the process.

What you keep: listing, reviews and ranking
Everything hinges on one question: whose account holds your listing?
If the listing sits in your Airbnb account and the manager operates as a co-host, you lose nothing. The outgoing manager is removed, the new one is added, and the listing keeps its reviews, its history and its search ranking. The same logic applies on Booking when the property is registered in your name.
If the listing sits in the manager's account, it needs careful handling. Sometimes the platform allows the property to be transferred to another account with its history intact. Sometimes the listing has to be rebuilt, and that is work you want done by someone competent, because the copy, photos and initial setup decide how the new listing starts out.
The practical rule for overseas owners: insist that the listing lives in your account or in your name. You can grant a manager full operational access without handing over ownership. If you have never checked whose account your listing is in, do it today.
Confirmed bookings are honoured
Switching managers cancels nothing. Guests who have already booked keep their dates and their price. What changes is who looks after them.
In an orderly handover, the incoming manager receives the full list of confirmed bookings: dates, amounts, special requests and contact details. From the agreed cutover date, they handle check-in, cleaning and guest communication. Keys, access codes and inventory are handed over locally, between managers. You do not need to fly in for any of it.
If your current manager threatens to cancel bookings when you give notice, that tells you everything about why you are leaving. No serious company uses cancellations as retaliation, because they hurt the guest and the listing alike.
Check your contract before giving notice
Before you send anything, read your management contract and look for the termination clause, any exclusivity or penalty terms, and, above all, who legally holds what: the listing, the Booking account, the photos and the tourist licence (VUT) registration.
The VUT registration is attached to the property and its owner, not to the management company. Switching managers does not put your licence at risk. But anything registered in the manager's name will need transferring or rebuilding, so find out early.

Why the moratorium makes a mediocre manager expensive
Malaga has stopped issuing new tourist rental licences. Since 23/08/2025 no new VUT registrations are accepted anywhere in the city. For you as an owner, this means your licence is a scarce asset that nobody can replicate by buying the flat next door. Every season it earns below its potential is money you do not get back. It also means the rules keep changing, and from abroad you will not catch those changes in time. A local manager who tracks regulation is no longer a nice extra. Frequently asked questions
Will I lose my Airbnb reviews if I switch managers?
Not if the listing is in your account or is migrated properly. Reviews are attached to the listing. When the manager works as a co-host on your account, replacing one co-host with another preserves everything. If the listing sits in the manager's account, the migration has to be assessed case by case before anyone touches anything. That is the first thing AltaHomes checks.
Do I need to travel to Malaga to change managers?
